ABSTRACT TITLE
A summary of the public records related to the title of a particular piece of land. An attorney or title insurance company reviews an abstract of title to determine whether there are any title defects which must be cleared before a buyer can purchase clear, marketable and insurable title.
CHAIN OF TITLE
Beginning with a conveyance out of an original source of title such as a government deed, each succeeding deed, will or other transfer that conveys title to succeeding owners constitutes a link in the change of title. The chain of title is the composite of all such links.

PRELIMINARY TITLE REPORT
Acta Escrow Services Preliminary Title Report comes in the form of a commitment to insure. It reports on the condition of a properties title and commitments to issue a title insurance policy in an agreed upon manner when certain conditions are met.
ASSET SEARCH
A search of public records related to real property that lists all real property owned by an individual.
DOCUMENT COPIES
Copies of public records (deeds of conveyance, abstract of judgment, mortgages, etc.) related to real property and stored with the Department of Land Management Recorder’s Office. OWNERSHIP AND ENCUMBRANCE REPORT
Similar to a preliminary title report, this report discloses the legal description of the property, the ownership and any encumbrances that appear in the public record. It does not include a commitment to insure via title insurance policy.
